What is the first step I should take when buying a home?

Your first step should be getting pre-approved for a mortgage. This clarifies your budget, shows sellers you are a serious buyer, and allows you to move quickly when you find the right property.

Pre-qualification is an informal estimate of how much you might be able to borrow based on self-reported finances. Pre-approval involves a lender verifying your financial documentation (income, credit score, tax returns) to commit to a specific loan amount.

While 20% is ideal to avoid paying Private Mortgage Insurance (PMI), many conventional loan programs allow down payments as low as 3% to 5%, and government-backed loans (like FHA or VA) can require as little as 0% to 3.5%.

You should budget 2% to 5% of the home’s purchase price for closing costs, which include loan origination fees, home inspection costs, appraisal fees, title insurance, property taxes, and home insurance.
